The complete first floor should be replaced, can we get the check for the whole floor and only replace the kitchen area?

Wood is prefinished 20 year old oak. Can not match with current products. This requires the complete first floor be torn up and replaced.
I want the labor for tearing up the floor, the wood and underlayment and the installation for installing the floor in check. Then I want to transition the kitchen with tile and leave the rest of the floor alone.
